The decision to use Kris Casey to sell our house at 120 Cambridge Terrace, Malvern should have been automatic but it wasn’t. Having used our Kris to successfully sell our previous house at 29 Sheffield Street, we certainly knew she was capable but we wanted to make sure we had explored all our options before committing this time around. Some large houses in the area had sold recently and we invited the relevant agents including Kris to come around and talk to us about 120 Cambridge. We were concerned about the timing of putting the house on the market due to the well documented GFC effect on house prices and although the property was beautiful and renovated in a number areas there was still work to do. To many of the prospective agents were quick to get out the graphs showing the decline in property prices and the recent sales evidence in the area, we felt they did not understand the property or us. Kris however was different. She demonstrated a very high level of emotional intelligence and whilst I know this is partly the character of the supreme sales women that she is, it gave us great comfort she knew what we wanted and the type of buyer that would recognise the value of the property. It was not about stats, is was about understanding the value of the area and the full potential of the house and how well connected smart buyers would not concern themselves with current market trends but would recognise the value of obtaining a significant foothold in a premier inner south suburb. The comfort in our decision to go with Kris again was quickly reinforced as we sat back and watched her team of interior designers, gardeners and tradesman swing into full action to prepare the property for sale in no time flat. We did not just do the basics. Some of the things we thought we should do to prepare the property for sale were not straight forward at all, however it was not a problem for her team. Her team did such a good job we actually considered staying in the property in fact she knew she was under pressure to sell the property at the higher end of our range otherwise we would have done just that. The team had done their work and it was now time for Kris to hit the home run. This is why Kris sits at the top of her mini empire as she is the one that ultimately needs to get the deal done. For us she hit the ball out of the park, the property was sold in 4 days – I don’t need to say any more than that, the result speaks for itself. We did however have the inevitable building inspection and the buyer became concerned abut dampness in a particular wall, we had 24 hours to resolve the issue and again her invaluable contact list came to the fore. We had plumbers and roofers there within hours up ladders and under floors, reports written and delivered within the day. The problem was resolved and the property sold. We now needed to find a placed to rent and, guess what, Kris did that as well. The property was not even on the market for rent! We have since referred friends to Kris and Harris Real Estate because we have absolute faith in her ability to deliver and will continue to do so.
I was bitterly disappointed that I missed out on Ellen Street on Saturday, but I am delighted for the vendor who I think ended up with an outstanding price – good luck to her. I did just want to give all of you some feedback about the process and trust that this will be of some help and encouragement. From the initial inquiry I made about Ellen street – I was so impressed with the communication I received from Kris, Georgie and yourself. Every question was answered, you made every effort to provide the information I required in a timely manner, and on every occasion, I was greeted with polite, positive, encouraging and professional people. As I said, I’m disappointed in missing the house but more than happy with the outstanding service you all provided. I felt it was important to thank you because in the short time I have been looking at property there has not been another team of people that have impressed me more than your team. Ultimately I understand that you are working for the vendor, but it was refreshing to have the three of you being so willing to help – particularly as it was difficult trying to do things remotely from the Barossa. Together, you all made the process as simple as you possibly could for me and I appreciated your willingness to accommodate my questions and needs. Anyhow, please accept my sincere thanks for your time and effort. I very much appreciated the assistance, communication and genuineness that I saw in your team. The recent experience with my parent’s property confirms several points.The first is that where House Styling or Home Presentation or whatever term you wish to use, was a huge advantage a decade ago, it is no longer an advantage in achieving the maximum price – it is absolutely essential. Not styling the home is to not try to achieve the maximum sale price, regardless of the state of the home and their house pride owners. A couple of years ago we spent $20-$25k styling our house upon your guidance with your brilliant trades people and contacts and achieved a sale price $200k above the Agents appraisal and $100k above what we desired. With my parent’s home, we spent significantly less than $5k but it was not until you stepped in with some cost effective styling suggestions that interest in the property escalated. The second point is that a higher profile Agency such as Harris Real Estate with the best Agent I have come across, as opposed to the National Agency my parents first tried, lured more numbers and a better standard of clientele. As I also discovered, we were amazed by the difference between yourself and others I have dealt with. We primarily appointed you at Unley from the impression we obtained about you at an open inspection in the same street where you also obtained a brilliant result of 1.2m with an awkwardly positioned property. Our decision was verified by the result you achieved for us, highlighted by the fact that the property sold less than 2 years later at 200k less than what you obtained for us. Again, styling, presentation and your determination to achieve above the highest price thought to be achievable, was obvious. While the previous Agent appointed by my parents was trying to talk down the property to $475-$495k, you did the impossible by taking over the listing, making some brilliant minor changes and had 18 groups through the first Open when the other Agency struggled to get more than 5 groups. You then took an offer of $500k to my parents for which we were accepting until you then continued diligently to obtain multiple additional offers of $520k, $525k, increased the $500k offer up to $510k, had an offer of $531,200 before providing the successful offer of an unbelievable $535k… all in the space of a few days and only 2 private showings and one only Open Inspection! I write this to illustrate your obvious drive and pride to obtain the impossible for your vendors. Again my thanks to you as well as your team and for your constant communication and drive. I am more than happy to recommend your services to anyone. In fact, I feel strongly to spread the word, such are the results and service you have provided my family and me.
